A commercial property investor was looking to refinance an asset they held in Central London, to release equity to assist with the purchase of a neighbouring property.
The property was well located but let on short leases to multiple small businesses, which made the funding options more variable in terms of how lenders modelled the tenancies. In addition, a complex offshore ownership structure meant the client-side information needed to be understood and clearly presented to the lenders.
Assisting with the modelling of the tenancy schedule, we sourced a competitively priced loan in the region of £18m to refinance the existing lender and purchase the adjacent building.
